What is radon?
Radon (chemical symbol Rn) is a naturally occurring radioactive gas found
in soils, rock, and water throughout the U.S. It has numerous different
isotopes, but radon-220, and -222 are the most common. Radon causes lung
cancer, and is a threat to health because it tends to collect in homes,
sometimes to very high concentrations. As a result, radon is the largest
source of exposure to naturally occurring radiation.
If you could see it, it would probably be ugly. But you can't. So, in some areas of Maryland and Virginia, buyers test for radon. The test may be done before settlement and we can often get the seller to install a remediation system installation prior to settlement. If the seller doesn't agree to provide you with a remediation system, you can easily do the test and remediation following settlement. The cost of radon testing is approximately $150. Remediation is approximately $800 to 900 and the results are instantaneous and you and your family can sleep at night.
EPA recommends that all homeowners test their home for radon. It's easy and inexpensive. If the radon level is 4 picoCuries per liter (pCi/L) or higher, a simple radon remediation system can be installed. The equipment simply vents the foundation of the home and provides an escape for radon gas so it doesn't collect in the structure.

But you and your family are most likely to get your greatest exposure

by the seller by contingency on the contract of sale, or by the buyer
after settlement. The cost is minimal compared to the risk. Radon remediation
in Frederick County can be done for approximately $1,000.
